Rycore Capital Acquires 4-Property Light Industrial Portfolio in Houston, TX

(HOUSTON, TX) – Rycore Capital has acquired a four-property light industrial portfolio totaling approximately 57,565 square feet across infill submarkets in Houston, Texas. The portfolio, comprising properties at 1740 Elmview Drive, 2403 Naomi Street, 515 Melbourne Street, and 4729 Ramus Street, is 100% occupied and was acquired at a basis well below current replacement cost. Rycore and its affiliates will provide operational, asset, property, and construction management services for the investment.

The four properties are well-situated within established Houston infill corridors, each serving a diverse and sticky tenant base of local tradespeople, service contractors, and small businesses. The assets benefit from strong visibility and accessibility, recent capital improvements completed between 2018 and 2025, and functional configurations that have supported full occupancy across the portfolio. Rycore was drawn to the portfolio’s combination of immediate, stable income and meaningful embedded upside — with in-place rents below current market levels and a clear path to value creation through proactive management and disciplined lease renewals.
